Strong Operations & Sponsor Teams
The sponsor team has a very active role. They find the deals, secure the financing, manage the asset, and execute on the business plan. They are key to the success of the deal, which is why we very carefully vet potential teams we work with.
Underwriting is the process of running numbers, validating assumptions, and assessing the business plan. We thoroughly review and analyze the underwriting to uncover potential risks and ensure the projections are conservative.
Cash Flow & Appreciation
Our primary focus in any deal is capital preservation. Beyond that, we look for investments that offer a hybrid return based on both cash flow and appreciation. We aim for a 15-20% average annual return over a period of 3 to 7 years.
